Position Overview
We are seeking an experienced Maintenance Manager to oversee and manage the day-to-day maintenance operations of our hypermarket facilities. The ideal candidate should possess in-
depth knowledge of AC, HVAC, chiller, and generator systems, along with a proven track record in managing large-scale building maintenance. You will be responsible for ensuring that
all systems operate efficiently, safely, and in compliance with industry standards, ultimately contributing to a comfortable, secure, and positive shopping experience for customers.
Key Responsibilities
1. Maintenance Strategy & Planning
▪ Develop, implement, and continually improve the preventive maintenance program for HVAC, chillers, generators, refrigeration units, and other critical facility systems.
▪ Plan, schedule, and coordinate all maintenance tasks and repair work to minimize downtime and disruptions to operations.
2. Equipment & System Management
▪ Oversee the installation, inspection, and repair of AC, HVAC, chiller, and generator systems, ensuring all equipment is operating effectively and efficiently.
▪ Evaluate the performance of existing equipment, recommend and implement upgrades or replacements when necessary.
3. Budgeting & Cost Control
▪ Prepare and manage the maintenance budget, tracking expenses, and identifying cost- saving opportunities.
▪ Identify and negotiate with external vendors and service providers for maintenance contracts and procurement of spare parts.
4. Team Leadership & Development
▪ Lead, train, and mentor the maintenance team, ensuring they have the skills and knowledge to perform maintenance tasks effectively.
▪ Delegate tasks and set performance objectives, monitoring progress and providing feedback to team members.
5. Regulatory Compliance & Safety
▪ Ensure all maintenance operations comply with local regulations, safety standards, and environmental guidelines.
▪ Maintain accurate documentation of inspections, repair works, safety checks, and incident reports.
▪ Promote a culture of safety, training staff on best practices and emergency procedures.
6. Vendor & Contractor Coordination
▪ Establish and maintain strong relationships with third-party service providers, contractors, and suppliers.
▪ Oversee contracts and ensure timely and high-quality delivery of services.
▪ Verify work quality through regular inspections and performance reviews.
7. Emergency Response
▪ Develop emergency protocols and lead the team in rapid response to any breakdowns or emergencies (e.g., power outages, equipment failures).
▪ Coordinate with relevant departments and local authorities to ensure efficient resolution of critical issues.
8. Performance Reporting
▪ Generate periodic reports on maintenance activities, equipment status, and operational costs.
▪ Present findings, recommendations, and improvement plans to senior management.
Some of your key tasks would include:
• Develop and implement a comprehensive maintenance program for the hypermarket, including preventive maintenance, corrective maintenance, and emergency maintenance.
• Manage and supervise the maintenance team, ensuring that all work is completed efficiently, effectively, and in a timely manner.
• Maintain accurate records of maintenance activities, including work orders, maintenance logs, and equipment records.
• Conduct regular inspections of the hypermarket to identify maintenance issues and develop solutions to address them.
• Coordinate with other departments to ensure that maintenance activities do not disrupt daily operations.
• Ensure that all maintenance activities are conducted in compliance with relevant safety, health, and environmental regulations.
• Manage the budget for the maintenance department, including identifying cost-saving opportunities and prioritizing expenditures.
• Source and liaise with external contractors and suppliers for maintenance-related services and supplies.
• Develop and maintain positive relationships with internal and external stakeholders, including customers, suppliers, and regulatory authorities.
• Preventive maintenance: Develop and implement a preventive maintenance program to minimize downtime and extend the lifespan of equipment and facilities.
• Equipment reliability: Ensure that all equipment and facilities are in good working condition and meet the operational requirements of the hypermarket.
• Compliance: Ensure that all maintenance activities are conducted in compliance with relevant safety, health, and environmental regulations.
• Budget management: Manage the maintenance budget effectively, including identifying cost-saving opportunities and prioritizing expenditures.
• Customer satisfaction: Ensure that maintenance activities do not disrupt daily operations and provide a safe, comfortable, and pleasant shopping experience for
customers.
• Team management: Manage and supervise the maintenance team, ensuring that all work is completed efficiently, effectively, and in a timely manner.
• Record keeping: Maintain accurate records of maintenance activities, including work orders, maintenance logs, and equipment records.
Qualifications & Requirements
• Education: Bachelor’s degree or equivalent in Mechanical Engineering, Electrical Engineering, Facilities Management, or a related field.
• Minimum of 5+ years of relevant experience in facility maintenance, preferably in hypermarket, supermarket, or large retail environments.
• In-depth knowledge of AC, HVAC, chiller, and generator systems is a must.
Technical and Soft Skills:
• Expertise in preventive maintenance methodologies.
• Familiarity with energy management and best practices in large commercial facilities.
• Ability to read and interpret blueprints, schematics, and technical manuals.
• Strong leadership and team management abilities.
• Excellent organizational and time-management skills.
• Effective communication and problem-solving capabilities.
• Certifications: Relevant industry certifications (e.g., HVAC/R license, OSHA safety certification) are a plus.
